Casatax 2025

The Casatax scheme, in force in the canton of Geneva, aims to facilitate access to property by reducing the costs associated with the purchase of a main residence.
From 1 March 2025, adjustments have been made to the applicable amounts, reflecting the evolution of the Geneva construction price index.
New Casatax amounts for 2025
From 1 March 2025, Casatax amounts are as follows :
- Property value ceiling : CHF 1,374,396 (previously CHF 1,359,903)
- Registration fee reduction : CHF 20,616 (previously CHF 20,399).
- These adjustments, of around 1.1%, are based on the Geneva construction price index, which stood at 113.8 in October 2024, compared to 112.6 in October 2023.
Eligibility conditions
To benefit from Casatax, the following conditions must be met :
- Property use : The property must be intended to serve as a main residence.
- Residence commitment : The buyer commits to establishing their main residence in the acquired property for at least three years, within two years following the purchase.
- Price ceiling : The purchase price of the property must not exceed CHF 1,374,396.
- Type of buyer : Casatax is intended only for natural persons.
In case of non-compliance with these commitments, the buyer will be required to return all advantages obtained through Casatax.
Advantages for buyers
Thanks to Casatax, buyers can benefit from the following advantages :
- Reduction of registration fees : A saving of CHF 20,616 on registration fees.
- Reduction of mortgage deed creation costs : Costs are reduced by half, regardless of their amount.
These measures aim to lighten the total cost of acquiring a property intended as a main residence, thus making access to property more accessible in Geneva.
