Casatax 2026 : new amounts from 1 March 2026

Buying your main residence in Geneva is an important life project, where the investment must be controlled and anticipated.

Good news : the Casatax scheme is evolving again on 1 March 2026, with indexed amounts that can make a difference.

 

Casatax in brief

Casatax is a Geneva cantonal scheme that allows you to reduce part of the registration fees when buying a home intended to become your main residence.

 

New confirmed Casatax amounts for 2026

From 1 March 2026, the indexed parameters are as follows :

  • Property value ceiling : CHF 1,394,928.– (vs CHF 1,374,396 in 2025)
  • Registration fee reduction (sale tax) : CHF 20,924.– (vs CHF 20,616 in 2025)
  • Mortgage deed rights : 50% reduction

 

Why are these amounts changing ?

Each year, the Casatax thresholds are indexed. For 2026, the State Council reports a variation of around +1.4%, calculated based on the Geneva construction price index (115.5 in October 2025 vs 113.8 in October 2024).

 

Concretely, what does this change for your project ?

  • You were already comfortably below the 2025 ceiling : the impact is mainly a slightly higher saving on fees.
  • Your purchase price is between CHF 1,374,396 and CHF 1,394,928 : this is the most sensitive case. Signing after 1 March 2026 may determine eligibility.
  • You are above the new ceiling : Casatax does not apply, even after indexation.

 

Eligibility conditions

To benefit from Casatax, the property must in particular :

  1. Be intended to become your main residence,
  2. Lead you to take up residence in the property within 2 years following the transfer of ownership,
  3. And remain domiciled there for at least 3 years (otherwise, the advantage may be reclaimed).
