Frequently asked questions about condominium management

A PPE is a form of condominium ownership allowing you to hold exclusive rights over private areas (your apartment) while sharing ownership of common areas (roof, façades, gardens) with the other condominium owners.

This form of housing is governed by the Swiss Civil Code and a specific regulation for each building.

The administrator is the representative of the community of condominium owners. Their role covers several areas : organising assemblies, managing accounts, overseeing the building's technical maintenance and representing the condominium to third parties.

They act as a neutral mediator to enforce the regulations and execute collective decisions.

It is the sovereign body of the condominium. It meets at least once a year, convened by the administrator.

Condominium owners vote on the accounts, the budget and future works. For decisions to be valid, a quorum must be reached.

The administrator chairs the debates and drafts the minutes.

Charges are distributed among condominium owners according to ownership shares (thousandths), defined in the distribution schedule.

They cover operating costs (concierge services, energy), building insurance, administration fees and contributions to the renovation fund.

It is a financial reserve built up by condominium owners to fund future major maintenance works on the building (façades, roof, etc.).

Regular contributions are crucial to avoid massive and unexpected capital calls, ensuring the long-term financial stability of the community.
